VIA LOCOROTONDO
Via Locorotondo emerges from the encounter between a property deeply shaped by the landscape of the Itria Valley and the desire to transform it into a contemporary, refined and private holiday home. The Concept interprets the house as a sequence to be discovered slowly: the path, topography, dry-stone walls, stone, vegetation and terraces become part of the architecture. The new experience does not erase what already exists, but creates continuity between memory and contemporaneity, between intimate interiors, outdoor spaces and landscape.

03 · Moodboard
Materials
An authentic and tactile material palette built around local stone, lime, natural woods, mineral surfaces, terracotta and burnished metals. The finishes favour depth, controlled irregularity and a warm presence consistent with the landscape of the Itria Valley.
Colours
A natural Mediterranean palette: lime whites, ivory and sand as the base, with taupe and greige creating continuity, accents of terracotta and olive green, and deeper tones of tobacco and burnt bronze.
Landscape
The landscape is treated as part of the house. Olive trees, Mediterranean grasses, prickly pear, agaves, aromatic scrub and cypresses are integrated among red earth, limestone, walls and terraces, reinforcing the rural character without turning it into a decorative garden.

- Concept Design Definition of the architectural, spatial and aesthetic vision.
- Visual Development Conceptual renders and moodboards to communicate the atmosphere, materials and language of the project.
- Concept Presentation Coordinated presentation of the content required to validate the design direction.
Design +
Following approval of the Concept, the vision is translated into a complete, coordinated and buildable technical design.
- Design Architettonica Spatial, dimensional and technical development of the intervention.
- Design Esterna Definition of outdoor spaces, landscape and relationships with the context.
- Design Impianti Coordination of building systems and home performance.
- Interior Design Materials, finiture, arredi fissi, illuminazione e componenti integrate.
- Planning & Building Permits Preparation and management of the required technical and authorisation documentation.
- Construction Supervision Coordination and control of the correct execution of the approved design.
Construction +
STARASA coordinates construction as one integrated system, from site preparation through to delivery of the completed home.
- Building Works Demolition, structures, masonry, envelope, screeds and finishes.
- Building Systems Execution and integration of the systems included in the design.
- Finishes & Components Flooring, wall finishes, windows and doors, fixed elements and integrated installations.
- Outdoor & Landscape External works, pools, planting and spaces connected to the landscape.
- Construction Coordination Operational management of works, supplies and all parties involved.
